My first house was walking distance...prolly 300 yards...to the area elementary school. We had the house close to 7 years, and sold it for nearly a 50% profit. Oh, and it sold in 9 days.

Dont take this the wrong way, you sold the house way to cheap if it sold in 9 days. A house should never sell that fast unless its priced to cheap.Originally Posted by redgst97

I've seen homes sell in a day to homes sit on the market for years. The appeal of a home has so many factors that sometimes it doesn't even make any sense. I've seen shacks sell for $250k where I wouldn't pay $50 for the thing, but my garbage is someone else's treasure.
If you find the right combo of motivated Seller and motivated Buyer, things can and do happen quick. Tire kickers are the ones that drive you crazy and are often time unreasonable.
So really the length of time the home spent on the market is not always an indicator of price.
