    Well I basically have a year to save up but I am looking for advice on loans and such. I am single and make about 36-40,000 a yr which isnt much but its ok. So I dunno, I guess I need general advice on where to start.

    Just remember it's your first house. The bigger the DP the better. Figure out what you can afford and don't stray from it. Biggest mistake people make is they buy too much house and are "house poor". Get a fixed rate, if anyone suggests variable rate, ballon payment etc etc etc... run far, far away. 36-40,000 matters but not a lot. What really matters is your debt to income ratio. Got a $550-600/month car payment = no house.

    Thanks! It is just me so I dont need anything big. I was looking at condos, but those are impossible to sell if I plan to move.

    Condo's aren't impossible to sell, just a little harder. Were it me, a small starter home would be the route I would go. 2 bedroom 1 car garage something like that. To me condo = apartment I own. I hate hearing neighbors, but I don't play well with others.
