- Monday through Friday 9:00am to 6:00pm Saturday 10-5 Sunday 1-5 (every other weekend depending on property and manager)
- Background check, whole nine yards. If you're on drugs, don't even PM me!
- Respond to a ringing telephone to receive incoming phone calls from prospects and effectively entice them to visit the community. Respond to walk-ins promptly with positive, helpful, courteous attitude.
- Call the answering service as necessary for messages and follow up on all messages.
- Visually inspect entire property (office, models, compactor, vacants, and amenity areas) daily for cleanliness. Pick trash up off ground, operate trash compactor when necessary, and if called for, carry cleaning supplies and/or vacuum up or down stairs to apartment homes, and clean apartment to bring it up to prospect ready standards.
- Lease apartments to qualified prospects, utilizing effective rapport, closing techniques, product knowledge, professionalism and poise.
- Escort a prospect to an apartment home and to all amenity areas (terrace, first, second, or third level apartments must be reached by stairs). Follow up with all prospects by phone and by writing until confirmed that Post or other residence is found.
- Drive a golf cart or adequate motor vehicle with prospects as passengers.
- Operate keys in door locks and key closet.
- Accurately type all paperwork needed before submitting lease files for verification.
- Verify applications and process file quickly through phone calls and correspondence. Submit to manager for approval.
- Send acceptance letters within 24 hours of approval
- Set up file for move-in.
- Turn in traffic and phone recap weekly.
- Convert minimum of 20% total traffic.
- Follow-up within 24 hours by phone and within seven days with a personal note to all prospects.
- Communicate clearly to residents, both verbally and in writing, using proper grammar and spelling.
- Read and/or listen to resident requests/complaints.
- Receive resident complaints in a calm and open manner.
- Solve problems quickly using common sense within 24 hours, whenever possible.
- Carry and deliver boxes, flowers, newsletters, correspondence, etc. to residents' apartments.
- Coordinate, set up, attend and clean up after resident functions (food, tables, display areas, etc.)
- Use negotiating skills to renew residents' lease terms.
- Prepare monthly community newsletter for residents.
- Handle all residents in a manner consistent with the Post Promise.
- Assume responsibility for making decisions in manager's absence.
- Visually inspect apartments for move-ins, move-outs, special resident requests, and turnkey inspections and follow through with any concerns.
- Complete maintenance report weekly and file all maintenance slips in apartment files.
- Consistently follow key-trak/key closet procedures. Reach 7' for keys in key closet or utilize stool/ladder to reach them.
- Schedule and inspect apartments for turnkey service.
- Receive and acknowledge resident notices and prepare files.
- Maintain storage bin and garage log.
- Assist in lease renewal procedures by:
- Completing lease renewal printout and submitting to manager for approval
- Contacting each resident by phone prior to 75 days before the end of initial term
- Scheduling visits with those up for renewal
- Sending renewal letters to those residents you are unable to reach by phone
- Typing new leases
- Following up on any promises made at time of renewal.
- Assemble move-in packages.
- Shop competition (at least one property each month). Keep competition book up-to-date with prices and concessions.
- Keep all filing current
- Visually review procedures manuals for answers to your own questions
- Operate office alarm system in conjunction with opening and closing the office
- Deliver thorough move-in presentation to new residents
- Calculate daily rent, prorata charges, late fees, and percentages (multiplication, division, addition and subtraction skills necessary)
- Write up all requested maintenance service for engineers, upon receipt
- Maintain cooperative relationships with manager and co-workers.
