what would u buy if this was ur first purchase?? the other thread got me to thinking about this especially since my lease is up in about 4 months..so what would u do...house or apartment
well my lease is up in january but im deciding if i should stay or move back home ..
if i stay im gunna end up getting a house and renting it out with my friends ..
only if i can get a car before my lease is up if not then to another apartment ..

townhome or condo if u can afford the payments...renting is a waste of money.
i know its such a waste but having no credit to afford a house sucks even more ..Originally Posted by shagwAg3n

depends on the area and what YOU want. is this gonna be some place u live longterm and maybe even start a family in or just some place to live for a while and then move on? personally i picked a place that was large/comfortable enough to live but i have every intention of moving out within a few yrs.Originally Posted by phatboislim

yea get a credit card, spend a lil on it, pay it off AND CUT THE CREDIT CARD UP IMMEDIATELY itll mess u up, cuz ull get swipe happy.
i want a house w/ a backyard too, but my thing is, hopefully in about another year or two, i want to be gone, the only reason im still in this same area, is b/c got this job starting as an intern. not only showing my appreciation, but also gaining more experience before i jump to another job. this is definitely not permanent
ownership is the best thing you could ever do. ether a condo or house is the smartest option.

u can apply for a credit card just about anywhere. honestly u should get one that give u some sort of a reward though. i also never put any money on my cc that i don't have the money w/to pay off right away. only reason i use a cc is to build credit and also because of the rewards i get.
There is no difference in payments from Mortgage - rent..... renting a house will give you a higher payment then buying the same house, condo etc.
If you buy a 100K house your mortgage will be the same ballpark as apartment rent but:
you will make 3-5K a year in equity
you will get most of your payment back come tax time.
you will save money on future finance purchases due to interest rate and + credit.
It is easy to rent it to somone else for more than the current mortgage if you move.
You actually own something
ive ran a credit check with verizon and i used to work for verizon ..Originally Posted by phatboislim

a house will gain much more value with less money invested. also, the HOA really sucks when living in a condo.
it stands for homeowners association and is not only used in condos but in new subdivisions as well. they are the people that will tell you what cable provider, electric company, etc that you can use. in subdivisions they can regulate landscaping, pools, basketball goals, paint colors, etc, etc... they really are a pain the ass.
hoa ftl, so glad i don't have one![]()
they can fine you if you don't cut the grass or if you leave out of town and leave newspapers in the driveway.Originally Posted by phatboislim
that would depend on how much you are into yard mantainence. condo's are usually cared for by a tenant association and houses tend to give you a little more leway to do your own thing with the grounds. If you don't like to cut grass or want little to do with the grounds go with the condo. their is a lot of upkeep to plan for with the house.Originally Posted by phatboislim
