any problems with water running into the room that used to be a garage?

None that he's been told nor seen. I've been to the house when they were working on it and the downstairs was redone. I personally didn't see any, but then again I didn't spend weeks there either. The original work of the conversion was done before he bought the house. The walls didn't show signs of fungi or mold, so that's another sign that moisture is not getting in.

Again, all that can be 100% discovered by a home inspector and can be put into the contract as such a contingency.

Nice looking house, would be better if they left the garage there though.
