    r-15 over on boggs

    The property off Holoman rd in Powder Springs is my crowning achivement thus far.

    R-15 with a CS zoning, they didnt really want to give it to me, but I'm so cute. JK

    r-15 off boggs? What was it originally, r20, the FLUM map over there is mostly med-density i would assume. You must have ran into cheap land for r15 to work, nice job. Any reason you decided against, say RA5? Just wondering, please dont take it the wronge way and get all defensive.

    I wasnt aware CS was an overlay zoing, i thought OSC was the only overlay, new one in my books. Ohh, and the county isnt giving OSC to anyone, same with townhomes.lol.

    Heres the kicker: what do you think of Ms Kesting.Sry cant spell her name for nothing.

    Danny, I actually didnt get the zoning myself, I hired someone to take care of the zoning. Im not familar with osc, I maybe wrong it could very well be osc, We are waiting on sewer to come through over there, which I'm being told will be in 6-7 months(so of course Im planning on 12-14 months.

    I havent done a whole lot of developing, although it is part of the business that I really enjoy(read: huge profits)

    gotcha. CS is a type of zoning (Conservation subdivision, not min lot size, 75% max for 100yr and wetlands for total open space, 40% open space allows 2-3 upa) i havent done a whole lot yet either, i am only 20, will be 21 next april. Who does your re-zoning, thats the hard part man. I do land planning, and help the zoning process along, not to mention all kinds of other crap we do. Fun stuff. I am on a hourly wage, so i dont get to see the big money.lol

    yeah check the location.. property values, schools and businesses around the area... and it's best to get a fixer-upper and rennovate... and make sure you have a good agent.. ( I have my mom as my agent )

    forclosures are usually good deals. gotta have cash if it goes to the court house steps. quit claiming a foreclosure, is a real cheap way to get a house. good luck man. getting actually a good agent is the hard part. No offense, but most suck and are just out to make a buck. just IMO. and my .02

    mike, i drove down Boggs yesterday AM. No luck, i saw no new developments. Wronge Boggs or somthing? I turned on boggs of mableton prlky.

    Just seeing this - but I will go ahead and give my opinion.

    The house I am currently living in - is my first/starter home. I was lucky when I moved out because I have a good job and found a great deal on my house. I got in on mine when the prices were still low - i had it built for me and got to design everything. Once my house was built and I closed and moved in - the same house as I bought was selling for $30K more than what I paid. I paid $148K for my house and it is valued at about $180K+ right now.

    I think a new home is the best starter home - because when you first move out - you aren't prepared for all the things that can go wrong in a house. In a new home you have the warranty etc which is great. Plus I bought a KB Home. And with all KB Home's you get these walk throughs - where you go through the house with the builder like 5 times while it is being built and you point out every little thing that doesn't meet your expectations - and they fix it. Plus once you are in the house, they come back every 2 or so months and do more walk throughs just to make sure you are happy. Its been great. If you can afford a new home - I strongly suggest it - that and KB Homes as a builder.
    Seen it all, done it all, can't remember most of it!

    I saw my parents old house a few days ago and in 1989 they bought this 2 story with 2 acres for 90k, now the 2nd owner bought it for 250k

    Check out our website. We build a lot in the Gwinnett area. I can't get a huge amount off the price but I can get the attorneys fees lowered and a small discount on the house. We build 700+ homes a year. I am not a realtor I work in the office. I do the permits and the closings for Winmark. If you have any questions shoot me an email or PM.
