Marietta is pretty far from Hapeville, and Duluth is even farther. Unless you don't mind being on the road for an hour+traffic. There are basically two parts to Marietta: East cobb and west cobb. Getting a home for 200k in east cobb is 100% impossible. But west cobb is a lot cheaper, but i'm not sure what kind of home you can get for 200k. I'm not sure about Duluth either, but my uncle lives there and the houses there are getting pretty expensive as well.
I'm guessing you are moving by yourself? If you're by yourself, i'd suggest living in downtown. It may not be a "nice" area, but you're commute will not be more than 20 minutes either way, because you will be going against the traffic. Idk, commute time played a big factor when we moved here as well. We were thinking of moving into the same areas you are looking at: marietta and duluth/alpharetta. But we ended up choosing marietta because it cut our commute time in half (a warehouse on Fulton Industrial/I-20 West). We saved a lot of time and money.
Plus, you can be big pimpin in those new condos they got going for like 180k or around that ballpark...or Atlantic Station. But city taxes FTL.
