    thanks everyone for the responses!! our project is on hold temporarily.. just for a few months! gotta get our finances in line.. we don't want to end up broke i will keep these contacts though..

    eventually drew and i will be getting our real estate licenses but i don't think we will have them in time for our first project! thanks for looking out though.. have a good weekend!!

    you dont need an RE agent to invest in RE... you can save more by not using them..... all depends on what you are doing....

    What? Obviously you have no clue what you are talking about. Being a buyer of a home, it costs you no money to have an agent. It only helps you. The seller pays 100% of the commission.

    Actually you both are right.

    Klaud does indeed know what he is talking about since he is a RE investor himself and a rather successful one too. So he is technically right because sometimes "investment" properties can and are bought w/o the use of an agent. Those same properties sometimes in theory are offered at lower prices because they don't have to pay a commission. That's one way that doing it yourself can save you money. I'm not sure if that's what Klaud meant, but I know he knows his stuff when it comes to investments.

    You are also correct in that RE agents typically don't cost the BUYERS money directly. Most Sellers build that commission into their profit margin and thereby adjust the list price accordingly. Therefore, sometimes it isn't smart to NOT use an agent since the price already has a "built-in" commission anyway. Again, the only way to forego that is to do all the legwork and negotiations yourself. Not everyone is equipped to do that, so they use RE agents for that.

    yes i know.. i have been working for the past four years as a real estate paralegal.. i had a few questions b/c we are new to investing.. although i have done many many closings for investors over the years.. there are sides i havent seen yet and any help would be appreciated.. i think in the long run it would benefit us to have a DEPENDABLE agent to help us.. one that would help find a really good deal.. i have done lots and lots of research myself on homes in my area.. and yea we don't want to pay someone but i think it would help us for our first project.. like i said drew and i will be getting our RE licenses in the near future so our first flip would propably be the only one we would need an agent for.. and thats only if we are having a hard time finding exactly what we need im working with a great mortgage broker who has handled many varities of real estate.. she has been so helpful to us and knows alot about foreclosures and all that yummy stuff.. so we will just see what happens! thanks everyone.. i'm sure we will have more questions along the way though but drews dad is an investor.. he has a couple of properties in florida and a few in georgia.. so he is going to be our mentor.. there is so much to learn!!

    she's a processor.. oops my fingers were typing too fast!

    i know everyone is slow.. when i started at this job as a receptionist it was durning the refi boom.. i was working about 55-60 hours a week.. now they complain if we get anything over 40 hours per week.. i miss overtime pay

    I've been a RE agent for the past 2.5 yrs.

    You are correct, but not completely. It is always dumb not to use an agent, unless you (the buyer) are buying a FSBO. With a FSBO situation, the seller has not agreed to pay any commission, except that to the buyers agent. Since there is no buyers agent, then you can negotiate the price down.

    But with a property listed by an agent, if you don't have one, he/she will simply get all 6%. He will convert you and represent you if he knows what he is doing.

    Also most, I would say 90% of builders, will not knock off any commission if you don't have a buyers agent, so really there is no point for you to try and do it yourself.

    this is why we want our licenses.. then we can buy/sell our own investments the best of both worlds!!

    i made this thread thinking it would benefit us to have someone work hand and hand with us on the first deal.. yeah we will eat some money but if we have someone who is knowledgable in the investment field we would learn at the same time.. time will tell..

    It will definetly benefit you. It will always benefit you until you get your own license.

    I will shortly start doing what you guys are doing. Are you going for forclosures? Or even run down homes? Or just trying to buy cheap, wait a little bit and sell?

    well to start we are looking for foreclosures.. not necessary auctions but homes in the process.. when homeowners are about two payments behind or have recieved a letter of default.. thats when an investor can swoop in and say "let me take this off your hand" they get out of the loan and not have to worry about being foreclosed on.. we have looked at several properties that have sat empty for quite sometime.. we realized those are out of our reach right now.. we just dont have the funds to gut an entire home and make it new.. so we are looking for homes that are in decent condition that need cosmetic work only..

    i think to begin with we are just going to flip them.. buy them cheap.. under 100k then re-sell within about 6 months and make a good profit.. we will do all the work ourselves to keep the profit up!

    we found a GREAT home in woodstock.. its with a trustee now.. not gone to auction yet.. but its on the market for $98k.. the value of the homes START at $150k.. the woman just got behind on her payments and the bank wants what is owed.. simple!!

    drews dad leases to own.. sometimes just rents.. i dont really want that hassle in the beginning... its hard to manage tenants.. and we dont have the funds to cover them if they dont pay.. maybe in the long run when we are more established!!

    what areas do you work in? have you already purchased any investments or are you just thinking about it?

    I'm with KW right now. I'm taking a break from everything for a year or so. Just playing with cars a little.

    I don't have any investment homes. I will in the coming years though, I just havn't gone after that though. Its a great source of income, and you really can't beat it.

    Good luck with your venture, hope it works out well for you.

    If you have any questions, a good friend of mine, who is with Keller also, only does investment properties. He calls himself the "Monopoly Coach", haha.

    I don't have his number off hand suprisingly, but just send me a PM or something, and I'll find it for you.
