i bought a house about 3 1/2 years ago.. i didn't get a free closing but i did get a really good discount.. i had a 100% loan and ended up getting money at the closing table it was nice! i think now they discount the rates but it may just depend on your attorney and how much they like you lol

they will give you a good rate on title insurance.. over here we use chicago title.. do you already have a mortgage broker? or have you just started looking?
