    Default Post Properties or people in the Powers Ferry/Windy Ridge Area

    Two parts to this one

    1) I am currently living in a Post property and want to transfer to another at the end of my lease. I love my apartment but Post raises their rents every time you renew and I'm getting to the point where I think I'm going to be spending too much to live here. I want something that is a better value and I have a whole room on this apartment (sunroom) that I don't even use, I would rather have a couple of hundred dollars more to spend on myself and things I want than an empty sunroom. And we all know how expensive Brookhaven is... ugh.

    Has anyone lived in a Post property? What did you think about it? Which one?

    I would like to stay with Post because they just transfer my lease and I have to pay very little fees. No pet deposits or that crap.

    2) I am looking at one that is in the Powers Ferry/Windy Ridge area. I have never lived outside of the perimeter and I am looking for info on the area. I'm going to look at it and ride around this weekend but I was hoping people could tell me what they really think of that area. The apartment is very nice, I wouldn't lose any of my ammenities or space but a lot off of my rent. How are the grocry stores? Food in the area? Traffic on the area streets other than the highways? Is it safe and nice?

    I used to live at Post Gardens (off Peachtree Road / Wieuca) and it was nice as hell !!! I would move back in a second if I did not have a house. The location was just perfect.

    With regards to the rent increases, I would say that it depends on your leasing agent / manager. I used to have a good relationship with my leasing agent, and manager to keep my rent constant for three years without increases. They would send me the notice of renewal and the new "price", and I would go talk to them and ask them the why, and how of the increase, and convince them that I will renew if they keep the rent constant etc etc.

    So that is worth the try. Just go talk to them. Tell them that if they keep the rent constant, you will stay with them. You can also enter a 2 or 3 year contract which will lock in your rate.


    Locationwise, you can't beat Brookhaven / Lenox area. However moving to Windy Hill / Powers ferry may mean lower taxes and insurance on your car. Traffic can be a bitch (especially on 75 during rush hour), but the real bumber to bumber starts at 75 at 285 when the two highway merge, so if you have to get off at cumberland you get some relief. Cobb parkway can be slow too. However you are very close to buckhead so I think it is a trade-off.

    You also might want to consider the Roswell, Sandy Springs, Dunwoody area. I am not in a Post apt but I do like where I am. It is very convienent as it is only a couple of miles north of the perimeter and halfway in between 85 and 75. It's a very nice compromise. I also have found a small pocket that is very affordable. I have much more room than I need and pay much less than I should.

    Ha... I thought I lived in the most expensive Post property.... that one is actually more.

    I have renewed once so I know the process. They will not go below 5% at my complex. I'm a model renter and they say that absolutely cannot go lower. We started at 9% last year but I got them down to 5.

    I love the area.... but I just can't go any higher on rent. I live alone in a 2br 2ba so you can imagine what I pay. Even without the rent increase, I really need to get a cheaper place and have more money for myself.

    If I moved up that way, I could actually take Cobb Parkway south to Northside to get to work, I work right off of Northside. Thanks for the reminder on insurance, mine is really high because of location right now and moving may save even more money than I think.

    good and plenty of places to find food, area is pretty safe as far as i know. traffic is good/bad depending on where you're going but there are plenty of backroads so you can avoid 75/285.

    As an assistant manager at an apartment complex, your rent will always increase when you renew. Transferring would be your best bet, but all Post properties are expensive. They are the number 1 company in all apartment communities. Good luck with your search!

    Not always. I renewed at my last place three times and it never changed. They were just happy that I stayed. I guess resident retention is not such a big deal in the Altanta market. Besides, 8 or 9% is insane, the one time I did have my rent raised at renewal many years ago, it was maybe $25 a month.

    They left a note in my door last year with a 9% increase for renewal, I called and said "I'm sorry, I know this isn't your policy but seriously, what the hell?". We got down to 5% and I stayed. I could technically afford it, but I don't want too.... it's too much going to my apartment and not enough in my pocket. I need more money to play with.

    So I have four places to visit tomorrow... two of them would give me a garage... woo hoo!

    yeah but u've still got kitchen counters to fend off i'm sure and what's uh oh about carpeted stairs? u have a record of shocking the shit out of urself or setting ur aptment on fire?

    I could so fall down some stairs.

    The counters aren't high enough to really injust me... but that bar of mine.. it's vicious.

    Yeah if the community is at a high occupancy rate, they won't increase so they can keep the occupancy rate up. $25.00 is the highest unless u're looking to renew under 6 months.

    lol, i guess i'll take ur word for it, although i would think it'd be easier to fall down wooden stairs than carpeted ones? oh well, ur a female too so that might be the x-factor there

    Have you tried talking to the office.. tell them that if you can get the same rate that you have been paying that you will stay, if not that you are ending your lease.. maybe even chat with them that you really dont want to change your address and have to go through the whole reconnect/tranfer fees for all your utilities and services... sometimes they will make exceptions.. i dunno?
