    congrats! i just bought my first house back in feb. i think the next time i buy a house i will do what youa re doing..just buy some land and build..that way you start with kick ass equity!

    Then we went out shopping and found some good stuff. We purchased a frig and washer/dryer. New living room furniture, some accent pieces and some rugs. Still need some chest while we get quotes to build in custom book cases on the sides of the fireplace.

    This house looks awesome and the layout couldn't be better IMO.

    However I couldn't agree with you more on the land idea. There is no way in hel I will ever live in a subdivision again. I need room to stretch out on weekends.

    I would guess being in Alpharetta this package is 150-200k.

    I love the look of your trim, the "panel style" add taste and character IMO.

    Very nice.

    P.S. Who did the termite treatment and what kind of treatment do you have? Damage Repair Warranty? I know this may seem petty now but when you get ready to sell or re-fi it will mean a good deal more. Right now is the time to make sure you have everything your going to need even in the future.

    I am not by any means soliciting your business but I will give you any advice I can with 20 yrs. experience on your side.

    Little more North of the price. However we builders looking to sell homes we got quite the package deal 'out the door'. They also made changes to the floor plan that normally as a 'spec builder' would not have been allowed. We have the only house in the neighborhood that looks like ours o the inside.

    Thanks. Shoot me a PM. What should I ask my builder on that front? I know we have a long last warranty, if I remember correctly, but would love the info to ask them so we can make sure everything is covered.

    I don't mind posting up. No telling who else may need to know a few of these things.

    First find out if your home was liquid treated before the slab was poured or if they are adding a bait system after completion. Hopefully they did a complete liquid treatment before the slab was poured because that is the only time you can do it. Both treatments will work as long as you have the proper warranty to back it up.

    Ask what type of warranty you will be given at time of closing.

    Warranty one will be for the for retreating active termites that are infesting your home.

    Warranty two will be for damages that may occur from the infestation and retreatment of active termites. Even if they offer a damage warranty watch closely for loop holes and make sure that you abide by all the conducive conditions pertaining to their liabilities.

    If you can get a copy of your warranty before closing and fax it to me I will gladly see what I can find. I have been doing this for 20+ years and don't mind at all finding the loop holes and making sure you have proper coverage.

    You would be surprised at how many people pay hundreds of dollars per year to find that the company only offers to treat the active termites with no responsibility for the damages.

    99.9% of mortgage companies require a WDO report and most of them require a warranty on all new homes so builders usually make sure some kind of warranty is there so there are no issues at the closing table. Unless your paying cash this will be a standard/normal process.

    I would ask what type of treatment and warranty are being offered against termite protection. Sit back and let em spill. If they don't give you much info find out who the company is that they are using and call them to ask the same thing. They get these calls and questions every day so no biggie on their end either.

    IMO the best treatment available for a new home would be a liquid treatment under the slab before it was poured and then either a Bait System or a final liquid treatment around the base of the home at time completion. I have all of the above with 4 stations with active termites in them now being baited and eliminated.
