Getting a house requires a lot of time. Amazing. For those that buy a new (or used) house without an inspection, you are taking a huge risk. Anyway, my inspection came out A-Okay. Only a few small things, but nothing major. *whew* It's always a relief, especially on a new house and especially since the county inspectors devote VERY LITTLE time to inspections...

Here are a few interior pics since they were requested. They still have paper on the hardwood floors so as not to scratch them while working, so you will have to imagine it w/o for now...

Ah gotcha. I grew up in that area (Level Creek Rd.) and it has been growing rapidly here recently. Good area though.

I completely disagree(almost)

To be a home inspector in georgia all thats required is a screw driver and a flash light. Most of them wouldnt know a code book if it hit them in the head. But if you sleep better at night good for you.

I'm pretty sure all banks require an inspection before granting a mortgage. They are not going to loan money on something unless it can be verified to be worth that specific value. So unless your paying 100% cash I don't see anyone not getting an inspection. And chances are if you have that amount of cash its not because your stupid. So you'd be smart enough to get an inspection anyway.

I'm pretty sure all banks require an inspection before granting a mortgage. They are not going to loan money on something unless it can be verified to be worth that specific value. So unless your paying 100% cash I don't see anyone not getting an inspection. And chances are if you have that amount of cash its not because your stupid. So you'd be smart enough to get an inspection anyway.

inspection is not the same thing as an appraisal there buddy... lenders dont want to see an inspection! but they do want to make sure they have the proper collateral for the debt they are about to grant.

I agree. On both of my houses, I've picked the lot and checked every phase of construction. It kicks ass getting to see what is behind the sheet rock before it goes up. We had a lot of input on rooms, closet location etc.

That is not true. You are missing the concept between inspection and appraising. Every house in the state of GA must be appraised by a certified appraisal. The inspection is optional and has nothing to do with the loan as long as it doesn’t violate the FHA requirements and some regulations.

i know that money is never good to talk about, but just as a ballpark for the dude that asked... the house i live in with my parents is a 6 bedroom, 4 bath and it was valued between 340000 and 400000. and its on suwanee dam before the highschool.

My bro has a white jeep Cherokee and lives there. His fiance has a silver Rodeo. They have a little chihuahua that they walk. You've probably seen them before. You probably see me pull up in the Rover when I come to pick him up for golf at times. Talk about close...

As for Atlanta, it is just getting to be too dangerous. When your city is always top 10 in the nation for "most violent cities", it is time to leave...

Nah, dunno what PD means (or maybe I do). He lives on the corner right there, before the garage. He typically parks in the cobblestone alley-way.
