Someone offered you close to your asking price and you shot them down. Try making a counter offer and it may sell one day.

Just in personal experience, I may have $500 from the asking price, offer $1000 less, get turned down with no counter offer, but if I don't get a counter offer I'll spend my money with someone that is serious about making a deal.
