You can learn a track on a playstation. Professional racers do it all the time and pro teams spend hundreds of thousands to build simulators when there are testing bans.

The thing you cant learn comes from the human element of driving. For example the "commitment" into a corner and braking as late as possible. This is something that comes from years of practice in a real car on a real track.
There are many other factors as well such as cornering g load and parts breaking.
