Dead center of Atlanta (I-20 at I-75/85) 2 Bedroom, 1 Bathroom, Hardwood, Basment and Crawlspace, Full driveway which extends behind home, Small front and back yard, front porch. This is a cute smaller home in Atlanta. It is not a forclosure. I personally own it free and clear with deed in hand. It was being rented for 750/mo, but is now being rented to some friends of mine. This home was bought in 2007 for $135k, and appraised by GA (2010 appraisal now 92k) Even through these times, this property holds it value due to convenient location and the recent changes this area has seen. Drive down Pryor and take a look at all the new homes, townhomes, condos, and apt buildings. There are tennis courts across the street, of course no one ever uses them, but the basketball courts are full. All the streets and parks have been revitalized. The whole area used to be small homes like this one, but has underwent drastic change for the good in the past 2 years. You can buy this home with equity. To take a look at it, call me at 678-429-2188 for an appt.
UPDATE: I decided to update the bathoom too. I just ripped out the tile floor, walls, bathtub, toilet, and sink. I am retiling in slate, with a tiled walkin shower, trust me its awesome, vessel sink, and new toilet.

These are the owner finance terms: Its basically a lease to purchase. No down payment. just monthly payments of 800 dollars (600 goes towards purchase) until you either pay it off or get your own financing. after making on time payments for a year, a bank will usually finance you on the remainder regardless of credit situation. No locked in contract either, so you can back out if you want and its just like you rented instead. terms are pretty flexible. let me know if you have any questions

WOW I really hope your not that stupid. You don't need a tub to take a shower since its not holding water.

I think he is talking about the fact it was roughed in for a tub...

there was a tub there that was demolished with a sledgehammer, decided to leave the spout there for utility use ie; fill a bucket, or fill anything large with water that wouldnt fit in the other funky sinks in the house. there is a 10" shower head up there though, just not in photo

$25,000? Really? Is that an outright purchase, or this lease to own business you're talking about?

If I were in the position to invest, I'd scoop this up in a heartbeat and rent it out.

My parents are in real estate, I'll forward this link to them. They might be interested. Real interested.

This is cash deal only. it has tenants in it now, (friends, so they only pay 450/mo), but their lease is up sept 1st. It will and has rented for 750, you can even rent it out section 8 if you want. it overqualifies :)

just south of university and of the new homes, but north of the new condos and apts. Its in the last ghetto neighborhood on a side street. Address is 197 UPSHAW ST SW, ATLANTA, GA 30315. Dont mind the google maps picture of the house, its from years and years ago
