Well the work has begun. We are still working on some of our choices in terms of granite counter top colors and what color we want our backsplash and some other items but we have begun!

We went off a floor plan and made changes. We had a basic layout we wanted and started there.

What do you mean how much was the lot? They aren't selling 'lots'. You have to put a house on it.

so technically you say you dont own that lot, or you got it for free? In the world of realestate that i know, you can buy 'lots' of land in which you can put a house on it (my family is currently selling a waterfront property composed of 5 lots in Chicago)

I understand what he means. The final cost of the house will include the cost of the land, but the TOTAL LANDED cost will not be itemized to show the cost of the land per say.

There has been a recent trend with new subdivisions not selling lots anymore because people are trying to "quick turn" them for profit. With the economoy the way it is, housing market to be specific, its better to require the purchaser to put a house on it.

I believe that it is a new subdivision. Trees are the scenery for now.

my house is next to a forest, creepy stuff at night (ive seen some weird paranormal stuff in the forest before)... plus bugs get everywhere

Building is very gratifying. We finished our house a year ago last may. Took me 8 months to build it with a little help from family and a couple contractors here and there for the things I didn't want or have time to do myself. But I saved about $50-60k and I was able to build it exactly the way I wanted it and wire it the way I wanted it. It was HARD work and my health suffered from hardly sleeping and working myself into the ground but it is WELL worth it and I would do it again if we ever decided to. Good Luck and make sure to include everything you want or can even think of for the future. I added extra wiring for the future or anything else I might want in the future.


Oh, wire it for house sound. Even if you never install the speakers, you will have it wired for sound. I just finally installed all my speakers last week and love having music through out the house now. If you do that, put volume controls periodically for rooms that you want to turn down like childrens rooms and such.:cheers:

There will be houses around me but the trees that are there are protected by the city of Milton. They ONLY way they get removed is if they die. That is awesome for me. I want the trees!

It actually will be quite big. We will fence behind the first row of planted trees. Leave the big forest behind like it is. Should be quite nice. Again, I want the trees. Not gonna clear anything out!

This is the reason why I like this neighborhood. Every other one has clear cut the entire place and adding 1 or 2 trees per lot. I have a HUGE old tree in the back corner of my lot and it is AWESOME!

We simply don't need/want a basement. Just not necessary and just space we don't need. This house will have space to expand with a family and someplace we can stay in for a good while.

Next house will probably have a basement but not now. I don't like to have the monster house with all this space that no one ever uses. Just not my style.

Wow that's going up really fast. nice!!

My wife and I just bought a house as well.. Closing date on it is the 29th of Aug!! We're really excited a nice upgrade from the last house we had.. More land, bigger house, more upgrades etc.. This is the second new house we've owned and this time we went with all the upgrades, hardwood throughout the main floor, granite everywhere, stainless steel appliances, you name it on a acre lot..

Trust me on this one, there is no better feeling than walking into your own house for the first time!!

Then we went out shopping and found some good stuff. We purchased a frig and washer/dryer. New living room furniture, some accent pieces and some rugs. Still need some chest while we get quotes to build in custom book cases on the sides of the fireplace.

This house looks awesome and the layout couldn't be better IMO.

However I couldn't agree with you more on the land idea. There is no way in hel I will ever live in a subdivision again. I need room to stretch out on weekends. :)

I would guess being in Alpharetta this package is 150-200k. :eek:

Little more North of the price. However we builders looking to sell homes we got quite the package deal 'out the door'. They also made changes to the floor plan that normally as a 'spec builder' would not have been allowed. We have the only house in the neighborhood that looks like ours o the inside.

Thanks. Shoot me a PM. What should I ask my builder on that front? I know we have a long last warranty, if I remember correctly, but would love the info to ask them so we can make sure everything is covered.

I don't mind posting up. No telling who else may need to know a few of these things.

First find out if your home was liquid treated before the slab was poured or if they are adding a bait system after completion. Hopefully they did a complete liquid treatment before the slab was poured because that is the only time you can do it. Both treatments will work as long as you have the proper warranty to back it up.

Ask what type of warranty you will be given at time of closing.

Warranty one will be for the for retreating active termites that are infesting your home.

Warranty two will be for damages that may occur from the infestation and retreatment of active termites. Even if they offer a damage warranty watch closely for loop holes and make sure that you abide by all the conducive conditions pertaining to their liabilities.

If you can get a copy of your warranty before closing and fax it to me I will gladly see what I can find. I have been doing this for 20+ years and don't mind at all finding the loop holes and making sure you have proper coverage.

You would be surprised at how many people pay hundreds of dollars per year to find that the company only offers to treat the active termites with no responsibility for the damages.

99.9% of mortgage companies require a WDO report and most of them require a warranty on all new homes so builders usually make sure some kind of warranty is there so there are no issues at the closing table. Unless your paying cash this will be a standard/normal process.

I would ask what type of treatment and warranty are being offered against termite protection. Sit back and let em spill. If they don't give you much info find out who the company is that they are using and call them to ask the same thing. They get these calls and questions every day so no biggie on their end either.

IMO the best treatment available for a new home would be a liquid treatment under the slab before it was poured and then either a Bait System or a final liquid treatment around the base of the home at time completion. I have all of the above with 4 stations with active termites in them now being baited and eliminated. :)
