if so.. i'd go get my appraising lic... they make pretty good money... you can do the classes in a matter of a few months i think too...

Exactly.. I'm pretty much in that situation. A little bit of savings and ready to leave my job. I'll be in college for a couple more years before I go into the Air Force but I am gauging ideas to do in between.

Once I'm done with my business courses at KSU, I plan on quitting my current job (which pays pretty well) to open my own anime retail store. No sh*t. :goodjob:

Tony you need to find something that you have an interest in because i came to the conclusion that EVERY INDUSTRY IS LUCRATIVE, you just have to find your niche.

honestly 20k isn't alot of money and if your still in school i would keep working that dead end job and keep saving.

But yeah under middle class conditions 20k can be easy to go through.

that is more than nuff to put a down payment toward a foreclosure, buy it in the right area. Rent it out, and sell whenver you feel like selling it. $20,000 at this moment can get you more than one house. 100% safe investment, and garunteed results.

Yeah, it is totally a buyer's market right now... BUT if you only have $20,000, and you put it all as a downpayment towards a house... how are you gonna actually make the payments. :doh:

I'd pay off all my debt (since it only totals about $2,000), put the rest in an interest drawing account and apprentice at a salon to get my cosmetology license.

don't put the whole $20k toward the down payment...don't need to. Keep some $$$$ to make the payments for the months house isn't rented out, if you buy a good nuff forclosure...u can pull equity out and just makes payments by that. Plenty of ways to make the money work for you.

Or you can buy some houses cash for like 25-30k.

That is exactly my sentiment. $20k with current expenses may last me 5 months.. nowhere near what I would consider a lot but I'll be selling everything, house, car etc and don't care if I have to live off of Ramen Noodles. Dead end job prevents me from what I really want to do and there are age restrictions with the Air Force so time really does matter.

Seafood was decent until shipping costs shot through the roof.. $80 for shipping on a $60 order wasnt cutting it and I just could not get the business off of the ground locally. I probably would have done much better if I lived in midtown or north ATL.

I'm not desperate for solutions since I already have a plan, was just curious what others would throw out there and I appreciate the responses.

If it were me, I'd find something that I actually enjoyed doing and was interested in. I had a great job at a hospital, but after a while I couldn't stand working there, even though the pay was good. I make less money now (I don't really have too many expenses though), but I'm happier and I have better hours. I was in a bad mood 80% of the time because of my old job (and I was stressing about school). Life's short, do what makes you happy.

$20k, hmmm not really that much to do anything with, i guess id use it to pay off me car then use the rest for living expenses and continue my edumacation, but id make sure id have housing and everything else covered with the cost of tuition. and then just get a little non stressful easy parttime job just to have something to do.

You can start your business with $20k cash. You just need to be one hell of a talker, have a business plan to die for, and a great idea.

But yeah, **** the real estate with $20k right now, unless I was planning on just staying in college and could find some investors. Then that would be good money returns in the next few years.

My uncle owns his own roofing buisness and started it with only 4k and right now he has over 700k in his bank account.
