What's a good starter home? how do u go about purchasing a house? seriously cuz i am moving out in october then moving again in my first home.
I think it depends on what kind of payments your looking for, area, etc etc. If I could do it all over again I would have bought a decent duplex and rent out the other unit.

There really is no majic formula for that question. Reason is that some people can afford more than others. Nothing wrong either way.
A couple of things to remember: Resale value for when you sell it later; Affordability so you don't "over buy". Too many people have a huge difference between what they "want" and what they can afford.

So true.. dont be house poor. I have neighbors that have a 3000sq foot house but live paycheck to paycheck every month.

Location, location, location.
My first house was walking distance...prolly 300 yards...to the area elementary school. We had the house close to 7 years, and sold it for nearly a 50% profit. Oh, and it sold in 9 days.

Anything is just about better than renting. Having something that fits what most people are looking for, will help you sell quick when your ready. Most people want atleast 3 bedrooms, 2 bath, and a 2 car garage. Some will settle with a 1 car garage. But no one wants to share 1 bathroom for example. 2 bedrooms are hard to sell to familys, or married couples.

Dont take this the wrong way, you sold the house way to cheap if it sold in 9 days. A house should never sell that fast unless its priced to cheap.

Just found the right customer.. I know a few peeps who sold in 2 weeks.. My parents actually were one of them.. in 12 days.

get a old cheap home, fix it up, live there for few years and sell it.
stay away from south west part, they are not very good.

Sorry bud, but I too disagree with that conclusion.
I've seen homes sell in a day to homes sit on the market for years. The appeal of a home has so many factors that sometimes it doesn't even make any sense. I've seen shacks sell for $250k where I wouldn't pay $50 for the thing, but my garbage is someone else's treasure.
If you find the right combo of motivated Seller and motivated Buyer, things can and do happen quick. Tire kickers are the ones that drive you crazy and are often time unreasonable.
So really the length of time the home spent on the market is not always an indicator of price.

He's an investor BTW, so he really does know a thing or two about this subject. Not trying to be a smart ass or nothing, just stating facts.

Explain how you came to that conclusion. By definition, a "BUYER" is ALWAYS motivated otherwise he'd wouldn't buy. So, how could the buyer's motivation factor into the price that the SELLER is asking???? I don't quite follow you.

So if you get 50 offers and NO contracts, what's that mean?
The number of "offers" and "counter offers" doesn't say anything about the price. It says lots about the desirability of the house, but not necessarily the price. If you get no offers, it's not an automatic that you're priced wrong. It could mean it's a dog. It could mean it's in a bad neighborhood. It could also mean it's overpriced too. My point is that there are lots of factors that determine price. IMO, that's just too broad of an assumption and not necessarily always true.
But hey I dont really know anything about houses, I only developent and built 3 subdivisions last year, and I'm working on my third this year.

My brother-in-law lives in Dallas and is an appraiser. He's also building a few homes with his father-in-law who is a builder. He has 3 homes about to be finished and is planning on building a full subdiv within a few months. I'm doing that project with him. I can certainly handle new construction. I'm a Lender, so the funds are always there when we close. You're really technically NOT supposed to do a dry closing in the state of GA. :goodjob:

r-15 over on boggs
The property off Holoman rd in Powder Springs is my crowning achivement thus far.
R-15 with a CS zoning, they didnt really want to give it to me, but I'm so cute. JK

r-15 off boggs? What was it originally, r20, the FLUM map over there is mostly med-density i would assume. You must have ran into cheap land for r15 to work, nice job. Any reason you decided against, say RA5? Just wondering, please dont take it the wronge way and get all defensive.
I wasnt aware CS was an overlay zoing, i thought OSC was the only overlay, new one in my books. Ohh, and the county isnt giving OSC to anyone, same with townhomes.lol.

Danny, I actually didnt get the zoning myself, I hired someone to take care of the zoning. Im not familar with osc, I maybe wrong it could very well be osc, We are waiting on sewer to come through over there, which I'm being told will be in 6-7 months(so of course Im planning on 12-14 months.
I havent done a whole lot of developing, although it is part of the business that I really enjoy(read: huge profits)

gotcha. CS is a type of zoning (Conservation subdivision, not min lot size, 75% max for 100yr and wetlands for total open space, 40% open space allows 2-3 upa) i havent done a whole lot yet either, i am only 20, will be 21 next april. Who does your re-zoning, thats the hard part man. :) I do land planning, and help the zoning process along, not to mention all kinds of other crap we do. Fun stuff. I am on a hourly wage, so i dont get to see the big money.lol

yeah check the location.. property values, schools and businesses around the area... and it's best to get a fixer-upper and rennovate... and make sure you have a good agent.. ( I have my mom as my agent ) :goodjob:

forclosures are usually good deals. gotta have cash if it goes to the court house steps. quit claiming a foreclosure, is a real cheap way to get a house. good luck man. getting actually a good agent is the hard part. No offense, but most suck and are just out to make a buck. just IMO. and my .02

Just seeing this - but I will go ahead and give my opinion.
The house I am currently living in - is my first/starter home. I was lucky when I moved out because I have a good job and found a great deal on my house. I got in on mine when the prices were still low - i had it built for me and got to design everything. Once my house was built and I closed and moved in - the same house as I bought was selling for $30K more than what I paid. I paid $148K for my house and it is valued at about $180K+ right now.
I think a new home is the best starter home - because when you first move out - you aren't prepared for all the things that can go wrong in a house. In a new home you have the warranty etc which is great. Plus I bought a KB Home. And with all KB Home's you get these walk throughs - where you go through the house with the builder like 5 times while it is being built and you point out every little thing that doesn't meet your expectations - and they fix it. Plus once you are in the house, they come back every 2 or so months and do more walk throughs just to make sure you are happy. Its been great. If you can afford a new home - I strongly suggest it - that and KB Homes as a builder.

I saw my parents old house a few days ago and in 1989 they bought this 2 story with 2 acres for 90k, now the 2nd owner bought it for 250k

Just seeing this - but I will go ahead and give my opinion.

not all of them do - my mom's builder didn't do that, and i meant to say that they do walk throughs after you move in - my bad on that one. You get 5 walk throughs during the first year as well. :) sorry. ;)

Check out our website. We build a lot in the Gwinnett area. I can't get a huge amount off the price but I can get the attorneys fees lowered and a small discount on the house. We build 700+ homes a year. I am not a realtor I work in the office. I do the permits and the closings for Winmark. If you have any questions shoot me an email or PM.
