I need a good home inspector, don't really care if its super cheap or whatever, just want someone who is decent and thorough. I don't mind paying a little more for something that wont bite me in the ass later on. ya know?

House is in the lawrenceville area.

Post up or PM me, thanks

I'm a home inspector. Unfortunately I'm going out of town for a bit. I can hook you up with some of the guys I work with though. They are better than me :)

Be careful when you do search for one though georgia doesnt require licensing so any jackass can pick up a screwdriver and ladder and call himself a home inspector.

send me a pm if you want a referral

NO ONE IN GA IS LICENSED. Anyone who tells you they are licensed is lieing. The thing to look for is actual training. As I said before alot of guys in atlanta have no training whatsoever. They make up some business cards and go out and screw people. Some people will tell you they are code certified or might even say code licensed. All that means is they are certified to inspect a house being built(most code items you can not see once the house has been built)

As for charge that depends on the individual inspector. I highly advise not to shop by price, the old adage you get what you pay for is very true. As for me my minimum is $300 and goes up from there.

i'm thinking of going with
Protech Home & Property - more info »
636 Marsh Lake Rd, Lawrenceville, GA
(770) 277-5655 - close call

they quoted me 375, which is reallly decent for what they're doing.... full inspection, they were going on and on about certifications, their inspector is a member of some board? And a 90 day warranty of everything they inspect.

anyone heard of/dealt with them

havent heard of them personally. Being a member of a board could mean alot of things ranging from good to bad. Depends on the board. As for the warranty. That ought to be interesting. I called and left you a voicemail btw.

Thats pretty standard. Though alot of people are going with pda's. Some printing them out onsite and some emailing or uploading the reports.
